Purchasing a home can be an overwhelming and confusing process with many different moving parts. We’ve broken it down for you in a step-by-step way, making it easy to understand.

Step 1: Speak to our sales team

Once you’ve decided that you’d like to purchase an home within Lethabong Lifestyle Estate, you can speak to our sales team. They will discuss the next steps to take, the home you’d like to purchase and answer any questions you have.

Step 2: Affordability check

Our sales team will assist you with an affordability check to ensure you’ll be able to purchase the apartment or home you want to. Once this is complete, they’ll assist you with signing an Offer to Purchase, which formalises your intent to purchase at Lethabong.

Step 3: Apply for a home loan

While this step in the process can be stressful and complicated, it’s also a very exciting part. To obtain a home loan, you will need to apply for a home loan, and you can do this through your own bank if you already have a relationship with them, through another bank, or through a bond originator. If you’re approved, you can then decide which bank to go with and which loan you’d like to accept. If you are declined, our sales team can assist you with deciding on when you can re-apply.

Step 4: Take ownership of your home

Once you have accepted a home loan, our sales team will inform the attorneys, and they will begin drawing up contracts and documents in order for you to sign and then take transfer or ownership of the property. Once all the documents are signed, the attorneys will then wait for consent from the bank to lodge transfer and once that is given, they will lodge the property transaction at the Deeds’ Office. Transfer typically takes about 8 weeks at the Deeds’ Office.

Step 5: Move into your new home

As soon as transfer goes through, your new Lethabong property is officially yours! Congratulations! We will then arrange for hand over of keys and complete a final home inspection for you.

In order to purchase a property and apply for a home loan, it can be helpful and make the process go quicker if you meet the following requirements:

Produce a recent payslip or proof of income

Produce 3-6 months’ bank statements

Have a good credit record

Have a list of all your current expenses
